The northwestern quarter of Grand Junction lacks workforce housing of any sort. However, this area hosts thousands of entry level jobs.
The Current, presented as the first phase of the 15-acre Confluence Subdivision, will begin to reduce this shortage of affordable housing.
The Current will welcome a wide range of households whose incomes range from 30% to 60% of Area Median Income.
The Grand Junction Housing Authority (GJHA) is seeking motivated investors and lenders to provide equity and debt financing for The Current, a 54-unit Low Income Housing Tax Credit (LIHTC) property to be constructed at 674 Durham Drive in Grand Junction, CO 81505
This will include equity investments for federal 9% Low Income Housing Tax Credits, and for Colorado
Standard Tax Credits. It will also solicit proposals for construction loan financing, permanent loan
Financing, and / or construction-to-permanent loan financing.
